The challenge
Residents need more than a lease. Your site team can't be everything.
Owners are asked to help residents with rent gaps, job readiness, youth programs and access to care, and then to show that the help was offered.
Building that capacity in-house takes specialized staff, community relationships and time. ACS brings all three, so your property team can focus on running the property.
How ACS helps
One supportive services partner for your property.
Supportive services are planned around each community's residents and the owner's program requirements.
Resource coordination
We connect residents to rental and utility assistance, food and essential resources, and trusted community partners.
Housing-stability support
Early outreach and case management help residents address issues before they put housing at risk.
Resident engagement & family programs
After-school, family and job-readiness programming that brings residents together on site.
Behavioral-health access
Referrals to, and where eligible, delivery of licensed behavioral health services through ACS, including counseling, substance use services and ABA.
Clinical services are provided only with the client's consent, under the appropriate licensure and reimbursement arrangements. Property-funded services and insurance-billed care are kept separate.
Service documentation
Sign-in sheets, activity logs and regular summaries your team can use in its own reporting.

For owners & operators
What a supportive services partnership can help you do.
Support resident stability by addressing financial and personal challenges earlier.
Build engagement and a stronger sense of community on site.
Ease the load on property staff who would otherwise handle social-service needs.
Keep organized records of services offered and delivered.
Plan supportive services early in a development, not as an afterthought.
Work with one accountable partner across multiple properties.
Outcomes vary by property, population and program design. ACS does not guarantee financing eligibility, occupancy, reduced evictions or turnover, property value, or any financial return, and does not provide legal, tax or financing advice.

FAQ
Questions owners ask us.
Do you work with properties that are still in development?
Yes. We can talk with developers during planning about what a supportive services program could look like for the community, including supportive housing units.
Which markets do you serve?
We have offices in Baton Rouge, Beaumont, Houston, Austin and Decatur, and serve surrounding areas. Ask us about other locations.
Is participation required for residents?
No. Resident participation in services is always voluntary.
How are services paid for?
It depends on the property and program. Some services are covered by a property services agreement, and eligible clinical services may be covered by a resident's insurance. We review this with each owner and keep property-funded and insurance-funded services separate.
I'm a resident or looking for supportive housing. Can you help?
Yes. Choose "I'm looking for housing or supportive services" in the form and our team will reach out.
